Some of these issues have to do with wear, stains, and over all the kind of carpet and where it is placed in the home.
Let me start by talking about the different kinds of carpet fibers and the ability to clean them.
The most expensive of all carpet is Wool. Wool is a natural fiber and if taken care of properly will last a life time. Keep in mind that wool is very high maintenance. Wool is also fire resistant. The way that wool bends light it hides dirt really well. The down side to wool is that it wears easily, absorbs stains making them difficult to remove. Most people buy wool area rugs, because of the expense. Not recommended for high traffic areas.
Next is Nylon most noted for its durability. Because it's the hardest of all the synthetic carpet fibers, it resists wear and abrasion, it bounces back really well because of it resilience. A nylon carpet will usually last longer than one made from another type of fiber. Some of the best Stain Resistant carpets are made out of nylon. It is the choice I would make when it comes to cleaning and maintenance.
Olefin another good quality carpet, most times comes in Berber a very tightly woven carpet. Although it resists most stains, Olefin attracts grease and oil making it difficult to clean and remove oil based stains. It is not a very resilient fiber and once crushed by heavy furniture will not bounce back like nylon. This is a good carpet for low traffic areas such as a basement.
The Cheapest of all the carpet fibers is Polyester. It looks really nice and bright when new, but doesn't maintain its resilience and doesn't clean well. It is a very cost effective fiber and seen in most new construction homes or apartment complexes. I would not recommend putting this carpet in your home.
